To Whom It May Concern,
I am writing to express my concerns about the decisions being made to the
development of 400 Louden Road at tax map ID# 154.-2-41.4.
Article 3, Section D of the Unified Development Ordinance states that
nonresidential uses must have a maximum building coverage of 20%. It seems that
the allowance of a 8,844 sq ft building for the Unitarian Universalist Congregation
would violate the Saratoga Spring UDO for a RR residential neighborhood. The
immense size of this building only allows for a feeble 14 space parking lot and
more than likely the need for multiple variances. The fact that the planning board
and building department are allowing a proposal of a sidewalk from the proposed
building lot into the Bog Meadow residential neighborhood for additional parking
seems discriminatory to the current residents and a change to the very fabric of
the city and our neighborhood. The Bog Meadow residential neighborhood egress
was not designed for “on street” parking, it was designed as a residential
neighborhood, and this lack of oversight seems to put pedestrians and traffic into
an imminent conflict. The road design of the Bog Meadow residential
neighborhood seems as if it would not meet high traffic/roadway/parking codes
and is not conducive to positive traffic flow, parking and pedestrian safety.
In conclusion it seems that the concerns of the residents of the Bog Meadow
neighborhood are not being addressed. It seems the planning board was incorrect
in permitting the application of a Special Use Permit at 400 Louden Road. This
Special Use Permit should not have been considered based on the Saratoga
Springs zoning ordinances Article 241-12B, 241-4 and 16.3 and Article 3. It seems
that the growing list of conflicts makes this project unviable and this Special Use
Permit should be immediately rescinded.
