NOTICE OF DECISION

Involving the premises with Tax Parcel ID#I 65.35-2-45, in the City of Saratoga Springs, on an application
for final plat review of a proposed two-lot subdivision within the Urban Residential— I (UR-I) District with
the Planning Board who made the following decision(s):
In accordance with SEQRA regulations 6NYCRR Part 6 I 7 and after review and evaluation of the SEQRA short
Environmental Assessment Form Parts I and II, made a motion to issue a Negative SEQRA Declaration on July
I 8, 2024;
And, in accordance with the purpose and objectives set forth in the City's Unified Development Ordinance
Article I 4 "Subdivision Approval", the Planning Board issued the following decision on October I 0, 2024;
C� Approve final subdivision plat (dated August 20, 2024)with the following conditions:
I. Easement for the existing freestanding sign on lot 2(Wesley Community)shall be noted on the final plat
and filed at the County Clerk's Office.
2. The driveway on lot 2 shall be reduced to I 0 ft. wide within the ROW.
3. The reduced front yard setback on lot 2 shall be added to the final plat.
4. Satisfaction of any technical comments from the City Engineers' Office.
The applicant is required to complete the following prior to signing of the final plat by the Planning Board Chair:
• Deliver a letter of credit or cash escrow as a performance guarantee to the City for required on-and
off-site improvements.
• Submit a fee in lieu of recreation of$2,000 for one new residential lot.
• Submit one(I)mylar and two(2)paper copies of the final approved subdivision plat for signature by the
Planning Board Chair.
File the signed final subdivision plat with the Saratoga County Clerk within sixty-two (62) days as provided in
Article 3, Section 32 of General City Law.
Approval of the final plat expires within one year after the resolution granting such approval unless all
requirements stated in such resolution have been certified and completed per Article I 4 of the UDO.
