Based on the submitted evidence that the application for an extension of a granted area variance does not
differ from the original application and approval, and that there have been no changes in the condition of
the property or neighborhood warranting otherwise, the Board moves that the application Matthew
Shepanzyk for the property located at 11 Pine Alley in the City of Saratoga Springs, and identified as tax
parcel 165.43-2-42.2 that was granted on September 27, 2021 project number 20200764 for the
construction of a single family home in the Urban Residential -3 (UR-3)District,be approved and that the
variance approval be extended for an additional 18 months from the date of the previous extension
expiration date(previous extension granted May 08,2023-project number 20230213)that such extension
expired, October 08, 2024 with the new expiration date to be March 27, 2026. The variance shall expire
on March 27, 2026 unless the necessary building permit has been issued and actual construction begun as
per the Unified Development Ordinance or otherwise further extended.

This variance shall expire 18 months following the filing date of such decision unless the
necessary building permit has been issued and actual construction begun as per the Unified
Development Ordinance.

Zoning Board of Appeals of the City of Saratoga Springs on the date above mentioned, five
members of the Board being present.
