The original structure is existing and non-compliant as the building is located on the east property line.
There is no opportunity to purchase any land as the city lots are already privately owned and not for sale.
There have been alternative designs explored for the west side - but any design will require a minimum sideyard variance due to
the fact that the house is presently located on the building lot line.
The lot itself is substandard in width as it is 50' and not 60'.
The variance will allow for an existing non-compliant roof-line to be re-built and reduce the non-compliant situation.
It will not produce a undesirable change to the neighborhood as the addition as been designed to integrate with the existing house
and comply with the 5 feet minimum setback requirement. It will essentially improve the existing non-compliant situation by
allowing the soffit to be reduced.

The variance is not substantial due to the pre-existing non-conforming location of the current structure. The new addition is
designed to meet the 5' minimum on the East side, however it is impossible to meet the 12' total setback due to the proximity
of the current house to the west property line, unless the house is torn down and re-built.
The granting of the variance will allow the applicant to improve the roof and reduce the overhang.
This offers the opportunity to provide gutters as a way to mitigate water runoff along the east property line.
There should not be any other adverse or environmental effects on the neighborhood as the proposed addition is in keeping with
the neighborhood and style of the house.
The alleged difficulty is not self-created. It is due to the pre-existing non-compliant lot and the location of the current roofline
relative the property line. The applicant's request to add an addition could be considered self-created, however any modification to
the house would trigger a variance, so in that case it is not self-created.
