Zoning Board,
We live at 21 State Street with our backyard on Pine Alley diagonally across from this site. I
realize that this variance was already approved, but I would like to point out that there have
been changes and development in this direct vicinity in recent years. I have concerns about
adding another dwelling in this one lane alley close to the blind turn. This alley is getting
increased traffic and there are spots where there is no space to move out of the way from one
car while walking a dog, let alone driving with two cars passing in opposite directions. I am not
against this project but want to make sure you as a board are seeing the big picture of
development in this small corner of the city. Refer to map on next page.
We bought our house in 2014 and in the past ten years we have noticed the following changes:
9 Alger St has become a Skidmore rental with a parking spot in Pine Alley, so they are
driving in the alley.
5 Pine Alley is a new construction single family completed in 2015 or 2016.
7 Pine Alley has a new construction single family – see map.
69 Van Dam St just renovated and built a two-story three car garage that backs to Pine
Alley just across Clinton St.
17 State Street just renovated and added a paved parking spot on Pine Alley just across
from the proposed building site.
Eddie F’s is a restaurant that does take out so there is a lot of traffic pulling over to
quickly get out and pick up orders on Clinton St. At rush hour/dinner pick up, that stretch
of Clinton is usually down to one lane and it can back up into Van Dam when congested.
Then cars from Van Dam heading up Clinton to Skidmore area often get tired of waiting
for the bottleneck in front of Eddie F’s and circumvent it through Pine Alley to Alger St.
They drive quite fast in the alley and that blind turn is dangerous as there can be cars
coming in opposite direction, dog walkers and kids playing in the alley.
Currently, 108 Clinton Street is a two family with the tenants parking at the back of the
property on Pine Alley in front of the barn that will be replaced by this single family. There
are routinely at least four cars that park there that will be displaced to park on Clinton
Street in the same block as Eddie F’s.
As mentioned, we are not opposed to replacing the barn with a single family house or we would
have spoken up in the past. It will be an improvement. However, the increase in dwellings on
Pine Alley is cause for concern in terms of the added traffic, pedestrian safety and the added
parking needs.
Perhaps there is a possibility of making Pine Alley one-way traffic from Alger to Clinton?
