Reason: Proposed Additional Development in Independence Square on Lexington Road and Concord Drive.
As thirty -five-year residents of 30 Lexington Road, the proposed additional development in Independence Square has
our attention. We enjoy the quality of life in our neighborhood and hope the proposed development, if approved, does
not change the character of Independence Square.
Our questions and concerns are generated from this very simple premise, as we believe, if approved, you're Planning
and Zoning Department can address the following in the process.
Increased Traffic: Lexington Road is the only road in and out of Independence Square. Obviously, the traffic on Lake
Avenue has increased greatly since the original development in 1970's. Traffic safety in and out of Independence Square
is a major concern. Will there be a traffic study?
Will the proposed additional development be consistent with the existing neighborhood? For example, lot size,
underground utilities, tree lined streets, streetlights, and the new roads built as shown in the original development
maps? Or will there be major changes in these areas?
We have heard there was a desist order for further development in the 1970's to the original developer, Irving Metzer.
If there is merit to this rumor, what are the details behind it?
We have also heard there are considerable wetlands (defined by the Army Corps of Engineers) around the proposed
development. Is it safe to assume, if there are official wetlands in the area, the wetlands remain undisturbed? Will an
environmental impact study be required?
Is this proposal for sixteen additional homes in Independence Square the final and end of development in independence
Square or will there be additional phases?
We appreciate our new neighbors having the right to develop their property and wish them the best in their endeavor.
We hope between your department's oversight and proposed development regulations, the neighborhood of
Independence Square remains a very nice place to live.
