NOTICE OF DECISION

Involving the premises with Tax Parcel ID#I 66.53-2-32, in the City of Saratoga Springs, on an application
for final plat review of a proposed two-lot subdivision within the Urban Residential—3 (UR-3) District with
the Planning Board who met on September I 2, 2024 and made the following decision(s):
In accordance with SEQRA regulations 6NYCRR Part 6 I 7 and after review and evaluation of the SEQRA short
Environmental Assessment Form Parts I and II, made a motion to issue a Negative SEQRA Declaration on
January 25, 2024;
And, in accordance with the purpose and objectives set forth in the City's Unified Development Ordinance
Article I 4 "Subdivision Approval", the Planning Board issued the following decision:
C� Approve final subdivision plat (dated July 22, 2024)with the following conditions:
I. Final plat shall incorporate a modified driveway width of I 8.I' (per revised layout, received 8/28/24).
2. Applicant shall satisfy all technical comments provided by the Engineering Dept./DPW.
3. Future development on lot 2 shall be limited to a two-story structure. The height of future structures
on lot 2 shall not exceed the height of structures on lot I.
The applicant is required to complete the following prior to signing of the final plat by the Planning Board Chair:
• Deliver a letter of credit or cash escrow as a performance guarantee to the City for required on-and
off-site improvements.
• Submit two (2) mylar and two (2) paper copies of the final approved subdivision plat for signature by
the Planning Board Chair.
• File the signed final subdivision plat with the Saratoga County Clerk within sixty-two (62) days as
provided in Article 3, Section 32 of General City Law.
Approval of the final plat expires within one year after the resolution granting such approval unless all
requirements stated in such resolution have been certified and completed per Article I 4 of the UDO.
