Re. Design Review Board resubmission for 142 Henry Street, Saratoga Springs, NY
Dear Ms. Berryman,
In response to the Design Review Board’s comments the evening of September 11, 2024, we are pleased
to submit revised drawings that address their concerns and look forward to the opportunity to further
discuss the project with them in the near future.
In response to their concerns regarding the overall mass of the roof, we looked at reducing the pitch but
didn’t feel that was an improvement. Instead, we lowered the overall height of the roof by 2’ by
increasing the size of the flat portion of the roof in the center. We believe that this improves the overall
proportions of the roof in relation to the two stories below.
On the east side of the building, at the covered porch to Unit 201, we looked at various ways to reshape
the roof to reduce the overall mass here. We looked at possibly pulling the steep roof back to the
exterior wall and introducing a lower slope roof over the porch, similar to the covered porch at unit 101,
but that created issues with how the roof over the Mudroom and the second story of the garage all come
together with the main roof. We also looked at adding a gable end above the front door, but that
created a valley up against the garage wall that would create snow and ice issues, especially on the north
side of the garage. In the end we felt that lowering the roof height 2’ and adding an additional column
to the porch help to simultaneously lighten the load and visually support it.
Another concern that they raised was the lack of windows on the west and north facades of Unit 301,
facing Henry Street and McTygue Place, respectively. We’ve added two transom windows to the west
façade, overlooking the driveway. These fall at the top of the stairs and in the hallway of the unit, and
we appreciate how they bring light into these areas otherwise darker corners of the apartment. We’re
unsure if this is an improvement to the façade though. For us, we feel that the windows draw more
attention to this part of the building, making it feel larger. The blank wall doesn’t draw our eye, it allows
our eye to be drawn down to the color and detail on the lower levels, making the overall height of this
corner of the building less prominent. We’re curious how the Board feels.
We did look at adding similar windows to the north façade, on either side of the bed in Unit 301, but
they were oddly placed against the northeast corner of the wall and felt cramped. They also limit the
size of the bed and headboard that can be placed against that wall in the bedroom. For those reasons,
we didn’t move forward with them.
Other minor comments that were made were regarding the PVC column wraps on the covered porches,
the flat panels used in the spandrels between the first and second floor windows and on the front gable
and the end of the covered porch, and the use of Fypon dentils and brackets. After speaking with the
builder, we would like to continue using the Fypon dentils and brackets simply because it’s more cost

effective than custom milling those items out of poly ash trim. I’ve used Fypon brackets and trim on
other buildings in Saratoga Springs over the past 25 years and I am not aware of any failures that have
occurred with this material. From the street, I don’t believe that a passerby will be able to tell the
difference between a painted polyurethane dentil and a painted poly ash dentil, and would therefore
prefer that my client spend their money elsewhere, like on the covered porch columns, which we are
proposing to replace with HB&G PermaCast fiberglass columns with a Tuscan cap and base.
As for the flat panels, we looked at replacing these with vertical beadboard panels but the Owner felt
that that was trying too hard to replicate a historic home, which was not their intent. The concern that
was raised was that these panels could potentially warp over time. That has not been my experience
with James Hardie Panel Siding, and I’ve seen it used on numerous buildings throughout the City. Entire
buildings have been clad in it without an warpage. We don’t see any reason not to use it here in this
limited application. We did reduce the pitch on the gable end on the covered porch from a pitch of
8/12 to 5/12, which reduced the amount of flat panel in the gable. We believe that this is an
improvement over the original design.
Please let us know if the Board has any additional questions or comments on the revised design. We
will bring updated renderings of the two perspective views that we shared at the last presentation to the
next meeting. We look forward to continuing the conversation at the Board’s earliest convenience.

and engineer, wrote what has become the most
influential work on classic form. In it, he elaborates
on the discovery by the ancient Greeks of entasis, a
gradual tapering of the upper two-thirds of the round

level that the column shaft grows larger as it ascends.

or square. The round columns are fluted or plain, with
or without the classic tapering of the upper two-
thirds of the column. Square columns are available
in a variety of styles as well, including plain or fluted,
applied panel, recessed panel, or the Craftsman
style column. Our capitals and bases are made from
durable low maintenance materials; and, like the
columns, they maintain architectural authenticity and
