The applicants having applied for an area variance to permit an addition to a pet lodge in the Gateway Rural Commercial District and public notice having been duly given of a hearing on said application from May 3ISt, to September 09th ,2024. In consideration of the balance between benefit to the applicant with detriment to the health, safety and welfare of the community,I move that the following area variances for the following amount of relief: TYPE OF REQUIREMENT DISTRICT REQUIREMENT PROPOSED RELIEF REQUESTED INTERIOR SIDE 20' 7' 13' (65%) MINIMUM TOTAL SIDE 50' 35' (30%) As per the submitted plans or lesser dimensions,be APPROVED for the following reasons: L The applicants have demonstrated this benefit cannot be achieved by other means feasible to the applicants. The applicants desire to construct an addition to their pet lodge. The applicants note they have considered other alternatives,but they were deemed undesirable to the applicant. 2. The applicants have demonstrated that granting this variance will not create an undesirable change in neighborhood character or detriment to nearby properties. Due to the lodge's setback location from route 9 and the 55 MPH speed limit, the inclusion of the addition will not have an adverse impact on neighboring properties. 3. The board notes that the requested variances are considered to be substantial,but are mitigated by the factors above. 4. This variance will not have a significant adverse physical or environmental effect on the neighborhood or district. Standard district permeability requirements will be met. 5. The alleged difficulty is considered self-created insofar as the applicants' desire to construct the addition; however,this is not necessarily fatal to the application.
