The second and third level will each have 5 new apartment units along with the two existing apartment units and the fourth level will be 5 new apartments. The rear of 457 Broadway will have an addition of 4 levels. Parking will be 8 spaces at ground level in the rear of the building. Location: Broadway/US Rt 9/NYS Rt 50 (NYS Rt 9N & NYS Rt 29) Tax Map #: 165.59-1-30 & 165.59-1-29 Zoning: Urban Core (T-6) Received from the City of Saratoga Springs Planning Board on July 25, 2024. Reviewed by the Saratoga County Planning Board on August 15, 2024. Decision: No Significant County-wide or Intercommunity Impact Comments: In reviewing the materials submitted, it was not clear the location of public civic space that may be required in this commercial mixed-use district (Urban Core: T-6) as this development may be over the 20,000 cumulative square feet or more in gross floor area threshold. In understanding of the UDO, public civic space may be located up to a block away, which the location of may be of County significance. The Saratoga County Planning Board questioned the “verbal variance of 2014” for the off street parking requirement. Due to the reduction of spaces behind the current eating and drinking establishments, a mix of residential and eating and drinking establishment uses, the total parking should be anticipated and addressed accordingly.
