NARRATIVE TO SUBMISSION
138 NELSON AVENUE
138 Nelson Avenue, LLC has applied to the Planning Board for a permanent
special use permit and site plan for a corridor rooming house within the UR-2
District at property located at 138 Nelson Avenue. This property is part of the
Corridor Lodging District. The applicant has provided the floor plans for the
property which depicts the following rooms for use in the corridor rooming house
1. First Floor —2 bedrooms with en suite bathrooms, together with
common areas, including a common kitchen area, living room and
other common space
2. Second Floor—4 bedrooms with en suite bathrooms
3. Garage Apartment— One-bedroom apartment for use by the resident
property manager.
The rooming house will have 6 rooms for rent, with the resident property
manager/host in the space over the garage. Common areas will be found on the
first floor of the house. Pursuant to the city regulations, the parking requirements
necessitate the showing of 2 parking spaces for the resident manager/host and .5
spaces per room for the rooming house. The resident manager will use the two
spaces in the first floor of the garage for parking. The remaining required three
spaces are shown on the plans submitted with the original submission. These are
located just east of the garage.
