Requirement Requested RR Side Setback 30 20 Other: To grant an area variance, the ZBA must balance the benefits to the applicant and the health, safety, and welfare of the neighborhood and community, taking into consideration the following: I . Whether the benefit sought by the applicant can be achieved by other feasible means. Identify what alternatives to the variance have been explored (alternative designs, attempts to purchase land, etc.) and why they are not feasible. No. There is a steep slope on which the house sits on one side of the proposed shed and a swampy area on the other. There are no other alternatives due to the nature of the property. Specifically, this triangular property lot in Knoll Springs Park has four wet areas including a 112 acre pond cutting off access and exhausting all other alternatives. 2. Whether granting the variance wiII produce an undesirable change in the character of the neighborhood or a detriment to nearby properties. Granting the variance will not create a detriment to nearby properties or an undesirable change in the neighborhood character for the following reasons: No. Many it not all properties in Knoll Spring Park have sheds/accessory buildings; see attached pictures. The proposed Amish shed will add to the character of the neighborhood. It is the same paint and window scheme as the main residence, replacing a 30 year old smaller shed in poor condition. It will only be visible to one neighbor (lot 30) who has written a supportive letter with no objection. Front setback from the road is 11 2'through the woods. The requested variance is not substantial for the following reasons: No, the requested variance is not substantial. As in the existing smaller shed to be repalced, there are no detrimental consequences of any kind. 4. The requested variance will not have an adverse physical or environmental effect on the neighborhood or district for the following reasons: No, There are no adverse physical or enviromental effects because there are no adverse effect on drainage, wildlife or any other physical or enviromental item. 5. Explain whether the alleged difficulty was or was not self -treated: Yes, considering we propose to replace a 30 year old smaller deteriorating shed with a new shed that matches the design of our home and fullfills our storage needs, we are self -creating the difficulty.
