Re: SCPB Referral Review #24-103MOU - Special Use Permit - 1 Driscoll Rd (Just Cats)
A proposed modification to a previously approved mixed use building with a 11,400 s.f. footprint that
consisted of the small animal clinic and additional commercial space on the first floor and residential
units on the second floor. The proposal now is requesting to remove a portion of the commercial space
on the first floor and replace with residential units. The animal clinic will remain. The residential units on
the first floor will be four and the number of residential units on the second floor will remain at seven.
The two access points on Driscoll Road will remain the same as well.

Zoning: Gateway Commercial-Rural (GC-R) Front, Rural Residential (RR) Back
Received from the City of Saratoga Springs Planning Board on July 2, 2024.
Received additional 1st floor revisions and updated parking requirements on July 12, 2024.
Reviewed by staff with concurrence of two members of the Saratoga County Planning Board.
Decision: No Significant County-wide on Intercommunity Impact.
Comments: In accordance with the Memorandum of Understanding (MOU) between the City of
Saratoga Springs Planning Board and the Saratoga County Planning Board, the above-noted Special Use
Permit application has been reviewed by staff and with the necessary concurrence of two Board
members has been deemed to present no significant county-wide impacts.
