Dear Zoning Board of Appeals.
I own the property at 71 Union St. Saratoga Springs. I object to the current variance application
for 28 Aleta St. All of the 3 proposed variance requests on the subdivision of this property ask
for consideration of a smaller lot size. This is to accommodate a very ambitious request to
shoehorn 3 multi-living spaces into what is currently a one-family home parcel. The current
zoning requirements were established to prevent overzealous development of this sort and
should be maintained. One property variance can be duly considered, but 3 property variances
compound the density restrictions one after another, squeezing the life’s blood out of the
residential character needed in this older Westside neighborhood. The parcel can certainly be
divided to comply with the current zoning requirements. The only hardship I see with the
variance proposal is not on the developer but certainly on the current surrounding homeowners
in the neighborhood and the extensive traffic flow disruption with 6 additional driveways with 12
plus more cars,
The traffic concerns in this exact area should also be considered. West Circular St. is the main
street for people to access and egress the High School during the school year. If you are
coming from the east or west onto Aletta St., the turn off West Circular St. opens up to both the
alley and Aleta with no right of way, no signals as to which way to proceed and cars pile up
waiting for decisions to be made. Please check this out.
The current home at 28 Aletta Street is a single-family home that has been part of this Italian
neighborhood since 1898. If you look at the homes inside from the real-estate posting you see
this home is in good condition. Why are we taking something down to put something up that
doesn’t fit?
This neighborhood is the last of its kind on the West side with other single-family homes.
Schrade Lane is a single-lane road/alley that does not have the capacity for over-development
and that will happen with 3 duplexes for a piece of land that is not sized for that.
Please keep these things in mind regarding this neighborhood and keep to the already wisely
established parameters for zoning development.
