RE: Advisory Opinion to the ZBA—28 Aletta St.
Per your request for an advisory opinion, the Planning Board considered the following application at
their June 27 meeting:
ZBA�ZO24O I 9O ZH ALETTA LOT LINE ADJUSTMENT, Consideration of an advisory opinion to the
ZBA for an area variance associated with a lot line adjustment to allow for the development of three
duplex dwellings in the Urban Residential—3 (UR-3) District.
Following discussion, the Planning Board resolved the following: Motion to issue a favorable advisory
opinion—passed 6-0-I(Marshall, Mayo, McTygue, King, Stellato, Ferrante)with the following
considerations and recommendations:
I. Alley access only.
2. One, single width driveway for each lot.
3. Consider reorientation of the buildings to be long and narrow(not side-by-side units)
to provide for increased side yards and garages closer to the alley to avoid long
driveways.
4. Consider increasing the lot area and width of lot A and reduce the lot area and lot
width of lots B and C,which may require additional relief from the minimum lot
requirements for lots B and C.
