Identify what alternatives to the variance have been explored (alternative designs, attempts to purchase land, etc.) and why they are not feasible. Residential parcel is surrounded by other homes, therefore there is no ability to purchase additional land to provide additional space. Installing a pool within 30 foot setback line would result in the pool being extremely close to the house. The placement of the dwelling unit on the parcel (closer to the back), the shape of the backyard, and the existence of a deck on rear of home makes is impossible to instaR a full size pool within the existing 30 Foot set bark from the rear property line. Whether granting the variance will produce an undesirable change in the character of the neighborhood or a detriment to nearby properties. Granting the variance will not create a detriment to nearby properties or an undesirable change in the neighborhood character for the following reasons: A grant of the variance would allow owners also residentsi to build a pgol in the backyard, an amenity that many other homes in the subdivision en'o . The requested variance will riot have an adverse physical or environmental effect on the neighborhood or district for the following reasons: The applicant desires to put in a tastefully designed in ground pool which is thoughtfully scaled to accomodate the size of the yard. The proposed action will ensure the necessary amount of permeability and appropriate drainage so as to avoid any imposition on any neighboring parcels. The resulting backyard landscape once completed should increase property value and therefore have a positive impact on property values of the neighborhood, in addition to being visually pleasing to the extent it can be seen from outside the parcel. Whether the alleged difficulty was self-created (although this does not necessarily preclude the granting of an area variance).
