The City's Unified Development Ordinance effective date was 7/15/22. The UDO, maps, etc. can be found on the City's Website. I'm attaching recent correspondence related to this property. I'm working with the owner of 139 Elm St, and we're trying to determine what can be done with the two lots (The large lot with the vacant building on it now which is 48' wide, and a small 25' width lot to the right). The lots are in the UR-3 zone in front, and UR-2 in the rear. In the Zoning Ordinance, Table 3, it states that the minimum lot width is 60ft.....is this minimum width applicable to existing lots or newly created lots?......for example the 25' width lot (Tax ID TAX ID #: 165.74-1-48)....would it be allowed to build a home on this lot as long as the setbacks and area requirements can be met as the lot already exists? Please let me know your thoughts on this.
