RE: Advisory Opinion to the ZBA
Per your request for an advisory opinion, the Planning Board considered the following application at
their May 23 meeting:
ZBA#20240 I 96 I 6 MAR�oN AvE./2 AVENUE A. SUBDIVISION, Consideration of an Advisory
Opinion to the ZBA for an area variance from the minimum lot requirements for a proposed 2-lot
subdivision in the Urban Residential—2 (UR-2) District.
Following discussion, the Planning Board resolved the following:
• Motion to issue a favorable advisory opinion—passed 5-0 (Marshall, McTygue, Morrison, King,
Stellato)with the following comment:
• Recognizing that redevelopment of the lots will likely occur,the ZBA should evaluate whether
a north-south subdivision would be more appropriate than the proposed east-west division.
Such a layout would provide for vehicular access/driveways to both lots from Avenue A(as
opposed to Marion Ave.).
