(GPI) on behalf of 1 Kaydeross Avenue West LLC are pleased to submit the subject project for Site Plan Review. The project site is located at 1 Kaydeross Ave W, Saratoga Springs, NY 12866 and on the corner of Kaydeross Ave W and NYS Route 9 (SBL: 191.-2-26 & 49). The project proposes redevelopment of the existing PJ’s BBQSA restaurant site to include a marijuana dispensary with the continuation of other commercial ventures including the BBQ operation. The project proposes to remove all buildings except for the existing restaurant, to modify the parking area, and construct one new 3,950 SF commercial building with associated secured delivery area, parking area and driveway entrance off of NYS Route 9. In addition, new sanitary leach filed, water service, lighting, landscaping, and new stormwater collection systems and management practices will be installed. This project was presented to the Planning Board on October 12, 2023 with a public hearing where the project was awarded a Special Use Permit for operating a marijuana dispensary in the Gateway Commercial – Rural (GC-R) District. We are now seeking site plan review to continue to progress the project. Please find attached to this letter 4 packages of the following materials for Site Plan Review: 1.
