View it in your browser. 5/6/24, 10:28 AM Zimbra https://m.saratoga-springs.org/h/printmessage?id=29472&tz=America/New_York 2/2 May 5, 2024 To: Saratoga Springs Zoning Board of Appeals Public Comments on 142 East Ave. Proposal To the Board of Appeals, As a 34-year resident of 23 Pinewood Ave., Saratoga Springs, I am writing to express my opposition to the 142 East Ave. “garage” proposal. The proposed structure is almost as large as the primary residence on the property. The mass and scale are entirely inappropriate for our historic and charming Saratoga Springs neighborhood. Please refer to graphics submitted in previous public comments last year. In effect, you will have two houses on the small city lot in a UR2 zone. The proposed structure will reduce our quality of life as it will block sunlight almost completely and create a very crowded situation. The plan includes a row of windows that will face directly into our bedroom from about 30 feet away. This greatly diminishes whatever privacy we’ve come to enjoy and expect over the years. As city residents, we love our interaction with and proximity to our neighbors, but this encroachment is a very intrusive feature of the project and is particularly objectionable. It’s also inconsistent with the state intended use. In addition, the project decreases our property value. This neighborhood wasn’t designed for the kind of density this project introduces. It would set a dangerous precedent that would irreversibly change the character of the neighborhood and would clearly lead to the gradual end of single family housing in our UR2 zone. Last year when the project was initially proposed, we were able to get over 100 signatures of neighbors who opposed it in just a few days’ time. Almost universally, residents do not want this kind of overdevelopment and are dismayed, disappointed and discouraged with how the zoning is being handled all around the city. The UDO needs to be amended to reflect the wishes of the residents and not to cater to special interests. Any garage proposal should reflect a building within the parameters and scale of the others in the neighborhood. Thank you so much for your time and consideration. Sincerely, Kerry Brown Conley
