To the City of Saratoga Springs Zoning Board of Appeals:
Engineering America Co., herein respectfully submits the following modifications to the ZBA
Area Variance application under review for the development of the Grossman property at #169
Union Ave. within a UR-4 district.
The ZBA, at the May 22, 2024 meeting, inquired if the Owner would be able to reduce the size of
the proposed Carriage House. The carriage house was originally proposed at 30’ x 28’ (32’ x 30’
with roof). For the 4/22/24 meeting, the carriage house had been reduced to 29’ x 28’ (31’ x 30’
with roof). Following the 4/22 meeting, the Owner has agreed to further reduce the width of the
carriage house, resulting in 28’ x 28’ (30’ x 30’ with roof).
Revised Area Coverage Confirmation:
Proposed Coverage: Existing House with Modified Carriage House=
- 3,245.6 sq. ft. (+/-) = 46.4% > 40% max. allowed (6.4% variance req / 16 % relief)
- Zoning Area Variance for coverage: 16% (reduced from 18.3% original request).
Modified plans and plot plan are attached for the record file.
