Beig Berryman, AICP Administrator of Planning and Economic Development City of Saratoga Springs 474 Broadway Saratoga Springs, NY RE: Reverie 73 Saratoga Springs, NY Project Number 40-23-00080 Dear Beige, Upon evaluation of the existing residential structure located on our proposed project’s parcel at 1 Kaydeross Ave W, we have drawn several conclusions outlined below: 1. The structure is a single-story modular type building, designed for residential use. The structure itself predates the current property Owner’s purchase (+/-1984). 2. The adjacent ancillary structures are in a moderate / advanced state of disrepair, with some areas being close to collapse. 3. The northerly portion of the existing house structure displays significant sagging, and the foundations for this portion of the structure appear to be sinking into the Earth. This indicates that unbalanced settling may be occurring due to improperly compacted sub-soil and / or inefficient foundation design. 4. The portico roofs on the west and south sides of the building are sagging and mis-aligned with the rest of the house’s primary structure. 5. The architectural character of the house does not appear to conform to any prevailing design styles of significance found in the surrounding areas. 6. The existing structure’s design does not establish any architectural dialogue with the existing adjacent commercial structure, which is intended to be re-used. 7. The existing structure does not have any noticeable or beneficial impactful street presence when viewed from Route 9 or Kaydeross Ave W. For the reasons listed above, it is our collective professional opinion that the existing residential structure and its ancillary structures do not display any significant importance to the property, the surrounding properties, the surrounding community or the historical context of Saratoga Springs.
