Much thanks, Sue To Mark Torpey, Chair, Planning Board As property owners at 45 Greenfield Avenue, we are opposed to the special use permit for 2 Clement Avenue • We have a quiet residential neighborhood. Here at 45 Greenfield, we have an owner occupied building (9 units). We do not allow rentals of our units for less than one month as we do not want a transient living situation. • There is already activity occurring at 2 Clement Avenue, including multiple vehicles, traffic and loud partying on the porch after dark. It is not quiet and it is not considerate. • Accountability for customer behavior at commercial business, such as a BnB, is hard to govern. Is there a full time manager on site willing to insist that paying customers support a quiet, considerate relationship with neighbors? If so, how? • The increased traffic, noise, strangers, partying and profanity, especially at night, are a serious concern. We are also concerned that, over time, outdoor events and larger events will be requested. • Unlike other sections of Saratoga Springs, owner-occupied large houses are the norm here — in fact, many smaller houses are demolished in favor of large new single-family construction. A commercial B&B with a transient population may negatively impact our home prices. We are especially concerned about the impact to the other large historic homes on Clement Avenue. • There is tremendous groundwater runoff from 2 Clement Avenue onto State St. It is a year round issue and in the winter creates a sheet of ice across the road. Any conversation of parking expansion impacts this problem.
