OF PAGES INCLUDING COVER: 5 PHONE NUMBER: SENDER’S REFERENCE NUMBER: RE: YOUR REFERENCE NUMBER: 169 Union Ave. Carriage House ZBA Application – Revisions  URGENT  FOR REVIEW  P LEASE COMME NT  PLEASE REPLY  AS REQUESTED To the City of Saratoga Springs Zoning Board of Appeals: Engineering America Co. herein respectfully submits the following additional information and application modifications as discussed at the 4/8/24 ZBA meeting for proposed development of the Grossman property at #169 Union Ave. within a UR-4 district: 1) Building Width Reduction: The ZBA asked if the overall size of the carriage house could be minimized to reduce the requested variance for lot coverage. The attached modified plans depict a 12” reduction in the overall width of the carriage house. - New proposed carriage house coverage = 930 sq.ft. vs. the 960 sq.ft. proposed in the original application. - New overall building coverage (main house + carriage house) has now been reduced to 3275.6 sq.ft (46.8%) vs. the 47.3% proposed in the original application. - The 6.8% relief now being requested is a 17% variance vs. the 18.3% relief proposed in the original application. 2) Increase in Building Coverage from Existing Conditions: - The Existing House & Garage structures cover 2,883.2 sq.ft. and 41.2% of the lot - The Existing House & proposed new (reduced size) carriage house will cover 3,275.6 sq.ft. and 46.8% of the lot - An overall increase in building coverage of 5.6% (392 sq.ft.) 2 3) Difference in Permeability from Existing Conditions: - The Existing house, existing garage, existing driveway & sidewalks currently cover approx. 4,015.4 sq.ft. of the lot, resulting in an impermeable area of 57.4% (42.6% permeable area) - The existing house, proposed (reduced size) carriage house, proposed driveway & sidewalks are proposed to now cover approx. 3762.6 sq.ft. of the lot, resulting in an impermeable area of 53.8% (46.2% permeable area). - The overall permeability of the developed site will increase by 3.6%. This increased green space will enhance both the on-site drainage and aesthetic of the home (and community). 4) Carriage House Location: The ZBA requested the feasibility of moving the proposed carriage house 12” to the South so as to reduce the necessity for the frontage variance along Morton Lane: - The attached revised plot plan depicts the carriage house to be shifted 12” to the South as requested. - The 10% front setback variance from Morton Lane is no longer requested. - Shifting the proposed building reduces the overall number of variances being requested from 4 to 3. 5) Photos of similar project building: Photos will be forthcoming. 6) Comparison of similar lot coverage statistics within neighborhood: This information will be forthcoming. In summary, the revisions herein attached reduce the variances being requested: - Number of variances being requested 3 vs. 4 originally proposed - Building Coverage variance being requested reduced from 18.3% to 17%.
