TOOHEY (Of Counsel) March 27, 2024 Planning Board - City of Saratoga Springs 474 Broadway Saratoga Springs, NY 12866 Re: 3376 South Broadway, Saratoga Springs — Amendment and Supplemental Materials to Site Plan Applications Dear Board Members, As you are aware, our firm represents THBC NY, LLC (the "Applicant") with respect to the development of the above -referenced property as a facility for the Micro -Production of Alcohol and Eating and Drinking Establishment with Outdoor Dining, as such uses are defined in the Unified Development Ordinance. In response to comments by the Board following our appearance on March 14, 2024, the following modifications and/or additions have been made to the site plan, which is submitted herewith: 1) The entrance driveway has been reconfigured to support increased stacking for the off - premises parking in the front of the building, as well as providing more time for patrons to decide which parking lot to choose. 2) The storm water retention pond was moved to the southwestern corner of the site, to allow for the reconfiguration of the driveway, and remove it from the direct line of site of incoming patrons. 3) The interior pedestrian path from the sidewalk that leads into the site will be increased to eight feet in width and such width will continue into the bike parking area. 4) A wood post and beam style fence will be used to surround the stormwater pond 5) Increased landscaping and vegetation has been placed in the area of the loading dock on the north of the building to increase the screening in this area. 6) Markings of the pavement indicating "SLOW" have been added in the main parking lot as a traffic calming device. 7) The proposed privacy fence in the rear of the property shall be brown and/or wooden, which has been consented to by the neighbor Four Winds Hospital, a copy of the confirming email is attached. 8) A photometric plan has been produced and submitted as part of the revised site plan. 9) A full landscaping plan is submitted as part of the site plan. 10) The SWPPP has been updated and modified based upon the above changes. 11) Responses to Third -Parry Engineering Review Comments, dated March 22, 2024 12) A Geotechnical Plan 13) A detail for the road sign, which was approved by Design Review on March 20, 2024. We request that these materials added to the file for the site plan application, for the Board to review prior to our next appearance. Thank you for your time and attention to this matter.
