At the last zoning board of appeals meeting (3/18/24), I was asked to research other buildings in UR-2
that have a comparable 1’ setback that I am requesting1.
After a review of the local area, here are my findings made to the best of my ability without surveys and
trespassing on neighbor’s property, etc. Some of the referenced parcels may be UR-3 vs. UR-2:
104 Clinton, 106 Clinton and 35 State all appear to have buildings bordering Pine Alley with similar 1’ or
less setbacks.
The building with the street address of 104 Clinton Street is 3’ from the edge Pine Alley. (I
assume the distance is less to the ROW/property line. I do not have the ROW width of Pine
Alley)
The building with the street address of 106 Clinton Street borders Pine Alley. The garage is 2’
from the edge of Pine Alley.
1 I would like to note that the 1’setback I requested was to the eave. The eave I designed was 2’ wide,
so the building walls are set back 2’ from the property line.

35 State Street has a building in the rear that borders Pine Alley. That building is 4’ from the
edge of Pine Alley.

Also, I would like to clarify the setbacks of neighboring properties on Covell Ave.
22 Covell Ave. (Nearest neighbor to the west) has a property line setback of 3’ to the eave, 4’ to the
house. This house will actually be closer to the street than our proposed building because the street
jogs in, in front of 22 Covell.
18 Covell Ave. (Next neighbor to the west) has a property line setback of 3’ to the eave, 4’ to the house.

In summary, our proposed building walls would be 2’ closer to the property line (ROW) than our closest
neighbors.
