Re: 3376 South Broadway, Saratoga Springs — Amendment to Site Plan
Dear Board Members,
As you are aware, our firm represents THBC NY, LLC (the "Applicant") with respect to the
development of the above -referenced property as a facility for the Micro -Production of Alcohol and
Eating and Drinking Establishment with Outdoor Dining, as such uses are defined in the Unified
Development Ordinance.
Following this Board's approval for the SUP for outdoor dining and DRB's approval of Mass and
Scale received on February 28, the Applicant requests that this Board review the site plan as amended by
this submission. A revised site plan and landscape Submitted electronically on March 4, a revised site
plan and landscaping plan. Those new materials show the following changes, based upon comments
received from this Board, DRB and planning staff. Below is a list identifying the changes that have been
made:
1) Reduction of "To- Go" parking in the front setback, from 46 to 23 spots
2) Orienting all parking in the front setback to face the building
3) Relocation of 23 removed parking spots to the western end of the property
4) Modifications to the front setback landscaping, providing more screening of the parking as well
as additional civic engagement space and features
5) Relocation of dumpster, transformer and generator to reduce visibility
6) Increased landscape screening of dumpster, transformer and generator
7) Associated stormwater modifications to confront the changes in pavement location
8) Addition of sidewalk and signage to facilitate group/ride share drop off
9) Northern driveway reduced to single lane customer exit per NYSDOT comments
