Comments There are 24 existing homes on Newton Ave. between Church
Street and Division Street. The average size of these homes is
1,525 square feet, 3 bedrooms 2 baths. 17 of these homes
have garages - only 5 of them attached. The proposed home at
29 Newton is close to 3,000 square feet, double the average
size in the neighborhood. That does not include the bonus
space above the garage. It does not appear that the developer
has made an attempt to meet the setback requirements, by
decreasing the size of the home, to fit. The requested variance
is 50% of the requirement. I would consider that substantial. I
am not opposed to a new home being placed on this lot, but I
do not believe the variance should be approved as it sets a bad
precedent of approving non-conforming designs when there is
no hardship or other mitigating factor that would prevent them
from meeting all of the requirements.
