The applicant cannot purchase any additional land as the parcel is landlocked and there is no land available for purchase.
The applicant has minimized the size of the building while still allowing it to function as a single family garage with necessary
storage and potting shed.
The applicant intends to remove the existing storage shed that presently is located on the northwest corner.
The detached carriage house style garage is typical for the neighborhood. The neighborhood is comprised of smaller lots and
structures that take up on the average between 42 and 49% of the lots. The request for lot coverage is not excessive in
comparison to the other properties.

There is only one variance that is being requested and that is for the lot coverage. As mentioned, there are other residential
homes that have carriage house detached garages. There is also a precedent of properties that are over the 40% requirement
as indicated in the attached document.
The granting of the variance will not have an adverse impact as it is designed to be in scale and proportion with the existing
house and in context to the neighborhood. The carriage house is intended to compliment the existing house.
The carriage house is also designed to meet the minimum side yard and rear yard setbacks.
Yes, this is self-created because the applicant is requesting a new structure.
However, the existing lot and width is substandard in size for the district requirement. It is 5500 sf instead of 6000 sf and the width
is 55' instead of 60'.
If the lot was the required size by the UDO, the proposed percentage would be close to 40%.
