NOTICE OF DECISION
In the matter of the application - #20230996

Involving the premises with tax parcel no. I 65.59-I-88 in the City of Saratoga Springs, on an application
for site plan review for a proposed two-story building addition to an existing non-residential building and
associated site worlc in the Urban Core (T-6) District.
In accordance with 6 NYCRR Part 6 I 7, the Planning Board classified the action as Unlisted and issued a
Negative SEQRA Declaration on January I I, 2024 passed 6-0 in favor: Pingel, Mayo, Marshall,
McTygue, Morrison, King;
And, in accordance with Site Plan Review approval standards in the Unified Development Ordinance,
Article I 3.5, the Planning Board issued the following decision on January I I, 2024 passed 5-0-
I(Morrison abstained) in favor: Pingel, Mayo, Marshall, McTygue, King:
C�1 Approve site plan set with revision date December 22, 2023 with the followin� conditions:
I. Applicant shall install the public civic space improvements along Broadway and Division
St. frontages as presented at the January I I meeting.
2. Applicant shall install additional street trees along Division St. frontage as required per
U DO and to the satisfaction of the City Arborist.
3. Final plans shall be provided to the satisfaction of DPW.
The applicant is required to:
I. Provide documentation of conformance with all required conditions of approval.
2. Deliver a letter of credit or cash escrow in the amount approved by the City Engineer to
the City. This must occur prior to final signature by the Planning Board Chair.
3. Submit two (2) paper copies and one (I) electronic copy of the final approved site plan
set for signature by the Planning Board Chair within ei�hteen (I 8) months of approval as
per Article I 3.5 of the Unified Development Ordinance.

Note: this approval shall expire within eighteen (I 8) months of the signature of final plans if the applicant
has not started actual construction as per Article I 3.5 of the U DO.
