The variance shall expire on June 14, 2025 unless the necessary building permit has been issued and actual construction begun as per the Zoning Ordinance or otherwise further extended. Based on the submitted evidence, the application for an extension of a granted area variance does not differ from the original proposal and approval. The Board notes that there have not been changes to the condition of the property and as such, the Applicant shall coordinate with the City Arborist and plant a large specimen tree in the City Right of Way(ROW)on Middle Avenue and a small specimen tree in the ROW on York Avenue as mitigation for removing the Heritage trees.
