Following discussion, the Planning Board resolved the following: • Motion to issue a Negative SEQRA Declaration — passed 7-0 • Motion to issue a favorable advisory opinion — passed 5-2 (Pingel and Stellato) The Planning Board notes the following: • Revised plan dated I / I 8/2024 increased the lot size of lot I to 3,2 I I sq. ft. • The existing two-family residence on lot I will be converted to a single-family residence. • If the Area Variance is granted, the applicant may submit an application for Subdivision Review for further review by the Planning Board.
