Re: SCPB Referral Review #23-183 – Site Plan Review - Tree House Brewing Company
A proposed construction of a 22,800 s.f. facility for the primary purpose of micro-production of alcohol
and an eating and drinking establishment with indoor and outdoor seating. Outdoor areas include three
pavilions, hardscape areas, walking paths, picnic tables, landscape features, fire pits, and small gathering
areas. A “Beer-to-Go” area for pickup of online orders would be provided at the front of the building.
The project would include 368 vehicle and 56 bicycle parking spaces.

Received from the City of Saratoga Springs Planning Board on January 11, 2024.
Reviewed by the Saratoga County Planning Board on January 18, 2024.
Decision: No Significant County-wide or Intercommunity Impact.
The Saratoga County Planning Board recognized the request made to the Saratoga County Sewer District
#1 for sewer capacity listed in the preliminary engineer’s report. Once the approval process is complete
and the capacity conditions are satisfied, please forward that information.
During the SCPB meeting, John Cannie, attorney for the applicant, updated the SCPB that the pavilion in
the northeast corner of the property will be removed from the site plan. Please send the updated site
layout plan for our records.
It was noted that the New York State Parks, Recreation and Historic Preservation commented only on
the archaeological resources relating to the project. The letter did not include potential environmental
impacts to New York State Parkland that may be involved in or near the site.
A NYS DOT work permit will be needed regarding the access improvements to NYS Route 9.
