I 65.72-I-22.I in the City of Saratoga Springs, on an application for site plan review for a proposed mixed-use project including office use and 4 residential units and associated site worlc in the Urban Neighborhood (T-4) District. In accordance with 6 NYCRR Part 6 I 7, the Planning Board classified the action as Unlisted and issued a Negative SEQRA Declaration on June 9, 2022; And, in accordance with Site Plan Review approval standards in the Unified Development Ordinance, Article I 3.5, the Planning Board issued the following decision on November 30, 2023 passed 6-0 in favor: Torpey, Pingel, Mayo, Marshall, McTygue, Morrison: C�1 Approve site plan set with revision date �uly 28, 2023 with the followin�conditions: I. Applicant shall provide the fee in lieu of dedication of recreational lands for each of the residential units (totaling$8,000). The Planning Board recommends that this fee be dedicated to the design and installation of a landscaping plan for the ROW at the corner of West Ave. and Grand Ave. that abuts the subject property. 2. Final plans shall be provided to the satisfaction of the City's designated engineer and DPW. The applicant is required to: I. Provide documentation of conformance with all required conditions of approval. 2. Deliver a letter of credit or cash escrow in the amount approved by the City Engineer to the City. This must occur prior to final signature by the Planning Board Chair. 3. Submit two (2) paper copies and one (I) electronic copy of the final approved site plan set for signature by the Planning Board Chair within ei�hteen (I 8) months of approval as per Article I 3.5 of the Unified Development Ordinance.
