Goals
•Provide 4 ft deep front porch design solution to:
–Protect entry from snow/ice/water accumulation and hazards.
–Replace front porch that was removed by former owner.
•Obtain area variance for existing non-compliant front & side setbacks.
–UR-3 requires 10’ front & 5’ side setbacks.
–Existing structure sits entirely within setbacks and would have to be relocated to conform.
–Multiple neighboring homes also sit within these setbacks.
•Replace the existing obsolete & deteriorated garage structure with asecondary dwelling unit for the owner’s seasonal occupancy.
•Obtain area variance for non-compliant existing minimum lot size.
–UR-3 requires 8,000 sf and 80’ width to permit a Secondary Dwelling Unit.
–Multiple homes in this neighborhood arealso undersized for lot size requirements.
•Maintain aesthetic compatibility with neighborhood.

Proposed Work
•Add porch at entry to protect

Porch shall replicate (size and
massing) the former porch that
was removed by former owner.
•Remove structurally obsolete &
deteriorated detached garage.
•Replace garage with a 2-story

Owner’s seasonal occupancy.
