Re: SCPB Referral Review #23-131 - Site Plan Review - 78 Church St
A proposed project involving the demolition of existing retail building to make room for a multi-use,
commercial, residential building. It will have 23 residential units, +/- 1,600 sq ft of commercial space. It is
proposed to have 36 onsite parking spaces and 3 on NYS Route 9N.
Location: Church St (NYS 9N)
Tax Map #: 165.51-1-38 & 165.51-1-37
Zoning: Neighborhood Center & UR-4
Received from the City of Saratoga Springs Planning Board on October 26, 2023.
Reviewed by the Saratoga County Planning Board on November 16, 2023.
Decision: No Significant County Wide Intercommunity Impact.
Comments: The Saratoga County Planning Board noted the improvements along NYS Route 9N with the
3 parking spots in front of the 78 Church Street location and did not see an indication that these would
be designated parking spots for the site.
A NYSDOT work permit will be needed regarding the improvements to NYS Route 9N.
