HomeMy WebLinkAbout20230921 42 Schuyler Front Porch, Second Story Supplemental Info November 27, 2023 Gage Simpson, Chairperson City of Saratoga Springs Zoning Board of Appeals City Hall, 474 Broadway Saratoga Springs, NY 12866 RE: Project #20230921 – 42 Schuyler Drive Front Porch and Second Story Dear Chairperson Simpson: We are submitting some updates to the pending matter and area variance request listed above, and in response to clarifications and questions raised at the November 20, 2023, presentation and public hearing for the Board’s consideration. Comments from the Board regarding reduction in the amount of building coverage area and calculations are addressed below: 1. We have recalculated the existing building coverage to be assured all structures were included. The building (to the eaves), the deck, the shed and mechanical equipment are accurately calculated. The result of this effort confirmed the original calculation was accurate at 26%. 2. We have revisited the proposed addition and have made some revisions to the design that result in a reduction of overall proposed building coverage to ±32.5% versus the original request of 33%. This is over the allowed percentage for this zone by approximately 4.5% but, is in keeping with the coverages allowed or that preexist this criteria within close proximity to this parcel. 3. As suggested by the Board, we have analyzed the adjoining lot building coverage as best we can from online aerial mapping. The attached map itemizes our findings. It should be noted that the coverages vary in size and that we did not analyze permeability on the adjoining parcels. However, 42 Schuyler Drive is well within the allowable permeability standards for this zone and with the revised reduction of the building coverage, the impervious area proposed for the site has been reduced proportionally by ±1% to allow for more permeability on the property (±40% versus the original proposal of 41%).
