KILEY (1975-2000) Stachia Wagner Paralegal Re: 118 and 121-125 Woodlawn Ave, Saratoga Springs — Fourth Supplemental Submission and Response to Planning Board Comments Dear Board Members, As you are aware, our firm represents EC Woodlawn Van Dam Property LLC (the "Applicant") with respect to the development of the above -referenced properties as a Private/Social Club, as such use is defined in the Unified Development Ordinance (the "UDO"). Below is a list of conditions, most of which have been previous discussed before the Board, that Applicant is willing to consent to being placed on an approval for a Special Use Permit. 1) 200 member maximum 2) Maximum occupancy of 75 members and guests at any time 3) Reservations only for dining — no walk-in dining for members 4) No signage 5) No outdoor activities whatsoever (no smoking, congregating on steps or in parking lot) 6) No amplified live music — acoustic only 7) Hours of operation Sam —1 Opm Sunday - Thursday, 8am —1 1pm Friday Saturday 8) No events (weddings, receptions, fundraisers) 9) Lease of extra 10 parking spaces 10) Restore/Repair 119 Woodlawn 11) SUP will terminate if property not leased to not -for -profit — the Woodlawn Club 12) Omitting all vehicular entry/exit to/from Bolster Lane while maintaining refuse removal through a 4' wide access gate connected to our on -site refuse enclosure with "residential style" rolling refuse bins. 13) Kitchen exhaust will be through roof. All 1st floor openings along north side of building (adjacent to will be infilled with brick) Additionally, an updated qualitative traffic assessment has already been passed along to the third -party engineer for review on September 4, 2023. We are hopeful the third -party review will be complete on of before September 14, 2023 in hopes to be on the agenda for the September 21, 2013 Board meeting.
