HomeMy WebLinkAbout20230942 52 Marion Ave. Special Use Permit Cover Letter October 16, 2023 Mr. Mark Torpey Planning Board Chair City of Saratoga Springs, NY Mr. Torpey, The new owners of 56 Marion Avenue would like to convert an existing 3rd floor exercise room into a studio apartment. We have confirmed with Susan Barden that this will require modification to their existing Special Use Permit to increase the permitted apartment count from 55-units to 56-units. The existing site provides 285 on-site parking spaces and 11 on-street parking spaces for a total of 296 spaces. Based on the approved uses of their current Special Use Permit, 288 spaces were required. It is our understanding that the addition of this studio apartment would increase the required parking count by 1-space, bringing the total required to 289 spaces, which the existing development provides. The proposed building alterations required to accomplish this additional unit are internal and there won’t be any change to the total building floor area, height or exterior configuration. Enclosed, please find the following: • Special Use Permit Modification Application • Current Special Use Permit NOD, dated March 30, 2017 • Previously approved site plan reflecting the existing development plan, modified to reflect the proposed additional apartment. • Building floor plan diagram illustrating the extent of building alterations proposed to accommodate the additional apartment unit.
