Suggested description of a proposed easement benefiting 12 Ballston Ave.
All that certain piece or parcel of land situate, lying and being in the City of Saratoga Springs,
County of Saratoga, and the State of New York, more particularly bounded and described as follows:
BEGINNING at an iron rod found in the ground for a corner in the easterly bounds of Ballston
Avenue, said rod marking the northwest corner of the lands as conveyed to Saratoga 16 LLC by deed
book 1759 at page 260; thence running in an easterly direction, along the northerly bounds of Saratoga
16 LLC, North 83 degrees, 26 minutes, and 02 seconds East, a distance of 174.73 feet to an iron rod
found in the ground marking the northeast corner of Saratoga 16 LLC, said corner being found along the
westerly bounds of Hamilton Street; thence continuing in a southerly direction, along the westerly bounds
of Hamilton Street, South 11 degrees, 22 minutes, and 02 seconds West, a distance of 20.65 feet to a
point; thence continuing in a westerly direction, through the lands of Saratoga 16 LLC, the following four
courses and distance:
1.) North 79 degrees, 50 minutes, and 43 seconds West, a distance of 25.93 feet to a point; thence
2.) South 09 degrees, 09 minutes, and 43 seconds West, a distance of 8.12 feet to a point; thence
3.) South 83 degrees, 26 minutes, and 02 seconds West, a distance of 115.42 feet to a point; thence
4.) North 66 degrees, 36 minutes, and 51 seconds West, a distance of 33.58 feet
To a point along the easterly bounds of Ballston Avenue; thence continuing in a northerly direction, along
the easterly bounds of Ballston Avenue, North 37 degrees, 47 minutes, and 39 seconds East, a distance
of 4.53 feet to an iron rod found in the ground marking the northwest corner of Saratoga 16 LLC, said
iron rod marking the point and place of beginning, containing 0.07 acres of land to be the same more or
less.
