October 16, 2023 City of Saratoga Springs Attn: Aneisha Sanford-Samuels and members of the Zoning Board Re: 55 State Street Dear members of the zoning board; In response to the comments made on the Zoning Board made on September 25, we have gone back and made some adjustments to the design that we believe address the Board concerns. These changes are reflected in the attached site plan and floor plans. 1) We have re-located the proposed garage so that it will meet the required 5’-0” side-yard setback. The mechanical units will also adhere to the required setback of 5’-0”. 2) Due to the remarks with regards to the comments of the rear yard setback implying that the request of 48% was excessive, we have reduced the setback from 13’-10” to 17’-5” – Thus, only a request of 7’-5”. We have reduced the size of the proposed mudroom. We cannot reduce the garage however as it needs to have specific requirements to function. This is the logical place to locate the garage as it is located right off the alleyway and will have minimal impact to the yard. (requiring less driveway) Thus, this is only a request of 30% of the required rear yard setback instead of 48%. 3) Lastly, we have taken into consideration the comment about the sunroom being a “need” and not a “want”. We have re-located this so that it will not need a rear yard setback. It is still integral to the design so there is no desire to eliminate it entirely. Instead, we have reduced it in size so that it will not appear as imposing to the main house aesthetically and comply with the setback.
