Male Project No: 23.3173 Dear Planning Board Members: On behalf of the Applicant, Woodlawn Van Dam Property, LLC, we are pleased to submit this letter to address The Technical Review #1 Memorandum from Creighton Manning dated September 6, 2023. We have put the following responses of Site Plan-related comments below bold italic: 1. Site Plan Notes #5 and #9 refer to existing topographic information and proposed parking lot grading that are not shown on the Proposed Site Plan. Without existing and proposed topographic information the drainage patterns are not discernable. We have attached an updated C-101 plan that shows the existing topographic in color, so it can be seen more clearly. As identified on note #9, finish grade is intended to match the existing grade. 2. According to UDO Landscaping Article 11.6.C., one broadleaf planting should be provided for every landscape island. One broadleaf tree is shown at each of the center islands, existing trees or proposed street trees are located at the ends of the parking spaces. 3. According to UDO Landscaping Article 11.7.3., the rear buffer yard along Bolster Avenue needs to be revised for compliance. Re-design of the rear buffer can be undertaken upon the final determination of the access point at Bolster Lane. If access to Bolster is eliminated, additional landscaping will be added. C.T. Site Plan Note #11 refers to lighting provisions that shall comply with UDO Section 9.4 Exterior Lighting, yet there are no proposed light fixture locations, fixture heights, luminaire details or illumination values shown on the site plan to verify compliance. A lighting plan with foot-candle layout was done by the lighting supplier and was previously submitted to the City. The layout plan only shows the fixture locations & heights, for reference. Please refer to attached lighting plan by others for your review.
