, f�r an adv�sory o�inion re�ard�ng �he vartances r�quest on the abo�� nated project. Your
request was r�vi�wed at aur Apr�l �S, ��Ol me�t�ng. �
. Th� Planning Board understands that th� applicant praposes to subdivide this �.52 acre
lot �nto #hree parce�s that �vau�d likely r�sult �n th� construct��n �f two new s�ngle fami�y
detached h�mes. The granting �f th� varrances wauld n�t affeCt density because the
m�nimum lot s�z� requtrement is �e�n� met and the existing non-conform�ng u�es wi�l be �
br�ught in�o compliance with the zvn�ng.
Th� ��anning Baard bel�eves that the sit� can adequate�y a���mmodat� a�di#iana�
development. Th� density of the d�velopm�nt �nnforms t� the UR-2 z�ning. Munic�paf
water and san�tary s�wer can service a�l Iots. The area does hav� �xisting �rainage
�r�bl�ms that wili ne�d to be addressed during the subd�v�s�on proc�ss. The Enstallat�on �f
