NOTICE OF DECISION
IN THE MATTER OF THE FINAL PLAT SUBDIVISION APPLICATION #ZO23O3SO OF
MARY ALOY 8c GARY Q U I RI O N

SARATOGA SPRINGS, NY I 2866
Involving the premises with Tax Parcel ID# I 65.66-3-2, in the City of Saratoga Springs, on an application for final
plat review of a proposed three-lot subdivision within the Urban Residential — 2 (UR-2) District with the Planning
Board who met on July 27, 2023 and made the following decision by 5-0 vote (ayes: Torpey, Pingel, Marshall,
McTygue, Morrison):
In accordance with SEQRA regulations 6NYCRR Part 617 and after review and evaluation of the SEQRA short
Environmental Assessment Form Parts I and I I, made a motion to issue a Negative SEQRA Declaration on December 8,
2022;
And, in accordance with the purpose and objectives set forth in the City's Unified Development Ordinance Article
14 "Subdivision Approval", the Planning Board issued the following decision on July 27, 2023:
C� Approve final subdivision plat (dated May 25, 2023) with the following conditions:
I . Any proposed material change to the exterior appearance of the structure that affects the historic character
shall require Planning Board review and approval including:
o Addition or removal of exterior architectural features.
o Installation, removal, or change of materials on exterior building elements including but not limited to
roof, siding, windows, doors, porches, and the like.
o Ordinary maintenance or repair is exempt from review.
2. Satisfaction of all technical comments and final plans by City Engineer's Office/DPW.
3. Satisfaction of sanitary sewer easement language by City's legal counsel.
The applicant is required to complete the following prior to signing of the final plat by the Planning Board Chair:
• Deliver a letter of credit or cash escrow as a performance guarantee to the City for required on- and off-site
improvements.
• Submit one ( I ) mylar and two (2) paper copies of the final approved subdivision plat for signature by the
Planning Board Chair.
• File the signed final subdivision plat with the Saratoga County Clerkwithin sixty-two (62) days as provided in
Article 3, Section 32 of General City Law.
Approval of the final plat expires within one year after the resolution granting such approval unless all
requirements stated in such resolution have been certified and completed per Article I 4 of the UDO.
