The traffic study submitted recently is more than 3 years old and clearly NOT updated to account for increase in traffic over the last 3 years, due to increased development along Excelsior Ave. Nor does it appear to include seasonal traffic increases, or the 71 crashes over the past 10 years. The traffic study was done for Excelsior Park projects. The applicant really ought to do an updated traffic study, and not rely on old numbers for a different project. We disagree with the anticipated number of trips at the new development of up to 46 units. People who will live there will go to & from work and activities many times a day. Their numbers are way off-base. Furthermore, there is no mention in the study about where SCHOOL BUSES will load/unload several times each day, assuming children might live at this location. You must take that into account. Lastly, we remind Zoning Board members & City Staff that it is not their responsibility to make any project financially viable for any developer. The developer is choosing to develop this property. It is their job to make it financially viable. We read the applicant’s financials submitted recently. If they can’t make a project work within the parameters set by our city ordinances, then they can withdraw their application. And just to remind land use boards: We vehemently oppose two driveways on Excelsior Spring Ave. for all the reasons outlined in our previous comments.
