B. Brief description of proposed action: Re -Branding of an Existing Movie Theather. The New Branding/Signs
will have larger letter sizes while not increasing the overall branding sq. ft.. Proposal includes the removal
of "bowtie" metal accents. The interchangable facade sign panels will be removed and blank panels inserted.
Please see attached Brand Book for scope of project. No Change in Business Operation

Other On April 17. 2013, the Zoning Board of Appeals Approved the Signabove Entrance "Criterion Cinemas"
at a height of 36" and west elevation sign at a height of 18". All other Signs/Branding Approved.
To grant an area variance, the ZBA must balance the benefits to the applicant and the health, safety, and welfare of the neighborhood and
community, taking into consideration the following:
Whetherthe benefit sought by the applicant can be achieved by other feasible means. Identify what alternatives to the variance have
been explored (alternative designs, attempts to purchase land, etc.) and why they are not feasible.
Applicant request is to modify a previous approved sign package. Reauest is to remove the misc. previously
approved signs per Brand Book attached and replace with new Si ng s/Branding. This will result in the

reduction in the number of signs and square feet.
Whether granting the variance will produce an undesirable change in the character of the neighborhood or a detriment to nearby
properties. Granting the variance will not create a detriment to nearby properties or an undesirable change in the neighborhood
character for the following reasons: -
Granting of this variance will be consistent in the existing branding / signs that have been part of the
neighborhood since 2013 The west elevation sign request faces retail store / parking lot and north
elevation sign is partially covered by street lined trees These signs have min impact on the character of
the neighborhood. Impact is equal to or less than previously approved standards

3. Whether the variance is substantial. The requested variance is not substantial for the following reasons:
Applicant asserts request is not substantial. The request is within previously approved square feet and the
number of signs has been reduced.

Applicant asserts request will not have adverse physical or environmental effects on the area.
Branding/Signs will not create a hazard and will use low voltage lighting components to minimize energy use

10. 2012.059.2 BOW TIEICRITERION CINEMAS SIGNAGE,19 Railroad Place, Architectural Review of proposed
signage within the Transect-5 District.
Applicant: Bow Tie Cinema.
Agent Joe Masher, COO Bowtie Cinemas; Chris Gianna, Architect, CPA Architecture; George Olson, Architect;
Sonny Bonacio, Tony Bonacio and Keith Ferraro, Bonacio Construction.
Mr. Gianna gave a visual presentation of the reviewed the signage to the Board and examples of signage on other Bow Tie
Cinemas around the country.
The Zoning Board of Appeals on April 8, 2013 granted relief for the requested signage. 36" interior lighted channel letters
"Criterion Cinemas", and permitted west elevation signage not to exceed 18" for both the Price Chopper and Criterion
Cinemas.
The Board reviewed all proposed signage, materials, colors and lighting.

Tamie Ehinger, Vice Chairman made a motion in the matter of the application of the Bow Tie Criterion Cinemas Signage,19
Railroad Place be approved as submitted tonight with the following conditions: that the Commission be allowed to view an
example of the illumination of the marquee channel letters as well as`ihe changeable copy board to determine final level of
intensity prior to installation. West side Criterion Sign and the Price Chopper Sign are halo lit, metal and color to match
blade signs.
