Comments Dear Members of the Planning Board:
We would like to express our concern over the potential
approval and subsequent opening of a "social club" at 118
Woodlawn. Our lovely neighborhood, largely composed of
families with small children, is one with very narrow streets and
difficult sight-lines. It is not equipped to support the applicant’s
proposal.
We live one house away from the intersection of Greenfield and
Woodlawn, and the unavoidable increase in traffic, via the
diversion from Van Dam, proposed by the applicants, is a major
concern. Furthermore, the intersection of Woodlawn and Van
Dam is already a nightmare for drivers, and safety issue for
pedestrians (cars do not stop for the crosswalk), so we fear an
increase in traffic could be catastrophic.
The applicant’s argument, that the Property should be looked at
as a Van Dam Street neighborhood, is questionable at best.
The main entrance does not front Van Dam, but instead points
toward the corner of Van Dam and Woodlawn. The Property in
question has no adjacent parking and therefore, the lot across
Woodlawn and necessary overflow street parking would cause
congestion and safety concerns for our residential
neighborhood. (The lot could barely accommodate the
employees’ vehicles, let alone those of the club members.)
In addition, the applicant’s assertion that there are multiple non-
residential/non-conforming properties in the vicinity is moot. No
new properties of this type have been recently approved, nor
should they be. There simply isn’t the space or infrastructure to
support an additional non-conforming property.
While we want to see the former church occupied, the best
occupants would not be the applicant’s “Private/Social Club.”
This group/business/club would not benefit the surrounding
properties, or neighborhood residents, and instead, likely
contribute negatively to a quiet, inclusive, lovely neighborhood
in Saratoga Springs.
