There is debate in the neighborhood about whether the building was exposed prior to the sale of the property (my memory is that it was not) but the fact that the applicant did nothing to address the exposure until forced to do so remains. That's not a preservationist mentality. The fact is that by tearing off the porch and leaving the building exposed the applicant hastened deterioration and fostered the “eye sore” he is now using as justification to demolish the building. • All the while the applicant has done nothing to even attempt to address the major issue leading to the deterioration of the building which is the foundation at the rear of the building. Again, he used the emergency building permit only to tear off the front porch and gut the house. • I urge you to remember the there are two lots in question. The applicant only proposes one alternative to tear down and replace with one building. In reality he can preserve the existing building and develop the other lot to help recoup the costs. • In their application they say that the only "possible way to get a return necessary to support the significant investment would be through a short-term rental (i.e AirBnB)." In my view a rather bold thing to say in an application because as you know short- term rentals outside of track season are currently illegal. • The Historic Preservation Society concludes that the applicant has not demonstrated a "good-faith" effort to preserve the building and last year the DRC determined that the building does have historic significance.
