At that time multiple buildings on Beekman including 74, 62, and 68 were dilapidated. 68 and 62 Beekman were quire literally crack houses. The roofs were caved in and birds had infested the buildings and were I far worse condition than 38 Beekman is now. My wife and I toured them personally, so I know this to be a fact. • My wife and I purchased 25 Beekman Street in 2001 (built 23 Beekman Street in 2005). Those of us who purchased properties on Beekman at that risky and uncertain time shared a vision with the City. Through a lens of preservation and of existing buildings and the re-introduction of business, restaurants and art the future would be a revitalized neighborhood would of a mix of residents and businesses and would thrive. • Important to note that over the past 24 years since that rezoning occurred only two new buildings were built. 142 Grand Ave. where the Local is and 65 Beekman Street that now houses the Vintage Shop. They were both empty lots. Not a single building on Beekman Street has been torn down and neither should this one. Please see attached photos for examples. • The applicant claims that he originally wanted to preserve the building, but the record does not support that position. Just after purchasing the building the applicant requested an emergency building permit but used this to tear off the front porch and claimed it was to save the banisters. Of course, the banisters had nothing to do with the real issue with the building which is the rear wall caving in which he did nothing to address. Some of the windows on the upstairs were boarded when it was purchased. The new owners removed those and left the building completely exposed for nearly 9 months.
