Dear Members of the Zoning Board of Appeals:
At the last meeting you asked us to comment on two matters.
The first is converting the building from its present status as a three-family dwelling to a two-
family dwelling. The unit which will be eliminated is the middle one which is located over the
three-car garage. It is "orphaned" on the second floor in that it is inaccessible from either the
front or the rear unit. The cost to convert is fairly nominal. My client has obtained an oral
estimate of$1,000 to remove the existing gas stove, cap the gas line, and install the cabinetry in
the space where the stove had been located. It could be used as a study or a spare bedroom.
The second question was whether the rear unit could become an in-law apartment. This is not
financially feasible for my client since he rents the rear unit on a year-round basis and relies on
the income to pay for the running expenses of the building. The financial details were explained
in our previous submission, which the Board was apparently unable to see because of a glitch in
the computer system.
